 I’d like to tell you about a wonderful example of several deployed soldiers’s stationed in Iraq who searched for and purchased a home before coming back to the states.  Using the current technology availible it is now possible, and Soldier’s are buying homes; sight unseen using video. The use of VIDEO and pictures, if done properly, can give you an up close look; good enough to buy with confidence sight unseen.                                                     

Technology has not only given us great visuals, it has allowed us the ability to transact the complete real estate  purchase and sale contract ONLINE.

One of the Soldier’s in this story was so creative; not having the use of a scanner or a fax machine, he used the camera on his cell phone to send back the signed documents as ( pictures). Who says you have to use a fax machine.

You might be wondering, why didn’t he just wait to get back? The reason Soldier’s are buying homes, sight unseen using video is, with the knowledge of thousands of troops returning soon to Joint Base Lewis McChord, Soldiers are wanting to make sure they don’t get the left overs.  They want to take advantage of our current real estate market, and they want to take advantage of the low interest rates and great deals, not to mention they are still receiving the $8,000 tax credit.

Your agent needs to be willing to use all of the available technology to conduct the transaction, including VIDEO.

Your agent must be willing to  receive documents from remote facilities with opposite time zone issues.  This would be a FULL-TIME agent; in the case of this example a BUYERS agent working JUST for you the BUYER.

Realtors Unveiled, Your clients want to see YOUR house

It really is a bit one-sided; as real estate agents we get to learn a lot about our clients, their lifestyles, tastes, finances, and history. We really get into their business.  That’s the nature of real estate. Don’t you think that is a bit one-sided.

At times I am sure our clients have been thinking; who is this person selling me this house? Do they really have any taste? Do they even live in a house? Throughout the transaction they do learn to trust us, but they end up walking away still not really knowing much about us. Oh they know what’s on our brochure, what’s on our website, they have read our bio, but is that really knowing you?

I’ve decided to change that. I have learned through social media that sharing is good.  I call this, the era of sharing.  In this business model it is all about sharing, friending, revealing, and not  so much about, help me to help myself.   I think we are making the switch from “it’s all about me” to “it’s not all about me” .

So agents, let’s give our clients the gift of sharing.  We can share how we live. Example; yes I have a dog,  this is my solution  for scooping up the DO DO; yes I shop at Wal-Mart; yes I have some of the same concerns at my house as you are facing in buying yours. 

 I think it will serve our profession well in this ever-changing industry if we would remove the veil. I did.

The happy face of a Foreclosed Home in Tacoma WA

When you think of the circumstance of foreclosure you usually never think of the word “happy”. I would like to share with you, The Happy Face of a Foreclosed Home.

There are two sides to foreclosure, the exit side and the enter side.  Usually we are so focused on the exit side;  when a person looses (exit) their home to foreclosure.  that is truly very sad; but in this blog we are going to focus on the person buying the foreclosed home as their primary residence.  In real estate we call that, “the end user” (enter side). In this case it is when a wonderful family looking to buy a home finds just what they need. Because of this foreclosure this family(my buyers) have found a home that helped to meet their financial goals and therfore resulted in the happy face of a foreclosed home.

What makes this an even happier story , I am beginning to see a psychological shift in the mind set of many buyers. It’s not so much anymore about buying the biggest, the newest, or the home with the most bells and whistles.  It’s becoming about “what are my payments going to be”. On paper it shows we qualify for more but we are going to be responsible with our money, we are going to be smart about the financial position we put ourselves in. The happy face of a foreclosed home is showing up more times than not in Tacoma Washington.

This is good news; the mess that we have all helped to create from our past market is giving way to  the mind set of thrift and practicality. Now isn’t that what life cycles are all about. I am convinced that we will come out of this  better and stronger, not to mention smarter people.
